Le client est alors le b\u00e9n\u00e9ficiaire de cette promesse de vente.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Par contre, le compromis de vente est ce que l&rsquo;on appelle un acte synallagmatique ; c\u2019est une convention par laquelle les parties s&rsquo;obligent r\u00e9ciproquement l&rsquo;une envers l&rsquo;autre. Ici, le vendeur promet de vendre et l&rsquo;acheteur promet d&rsquo;acheter. Ce qui fait de cet acte un contrat ou la vente est quasiment cristallis\u00e9e.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">D\u2019ailleurs, nous vous conseillons la promesse de vente car elle s\u2019av\u00e8re plus facile et souple. La vente peut \u00e0 tout moment s\u2019interrompre en cas de non-respect des conditions au niveau du vendeur.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">C\u2019est un imp\u00e9ratif que de rester tr\u00e8s vigilant quant au contenu du compromis de vente, vu que la vente est pratiquement faite.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Quant \u00e0 l&rsquo;acte authentique ou acte notari\u00e9 qui une fois que le sceau du notaire y est appos\u00e9, il acquiert une force probante. Il en tire une valeur l\u00e9gale \u00e9tendue qui prime sur tout autre type de document.
